Services
About half what an agency quotes. Flat. In writing.
Around here a professionally built small-business site runs $2,000–$6,000, then $50–195 every month for "maintenance." Those quotes carry a lot of overhead. Mine carry one engineer — so I charge about half and still put more actual work into your site.
Packages
Starter site
$1,200 flat
Typical agency: $2,000–2,500
- Up to 5 pages, mobile-first
- Contact form that lands in your email
- Google Business Profile setup
- Structured data for local search
- Automated tests run before every update
For: a business that needs a real web presence this month.
Business site
$2,900 flat
Typical agency: $5,000–6,000+
- Everything in Starter, plus:
- Up to 15 pages
- Per-city landing pages for local SEO
- Reviews section, photo gallery
- Full automated test suite in CI
For: contractors and services competing across the metro.
Site rescue
$1,900 flat
Typical rebuild quote: $4,000+
- Full rebuild, up to 15 pages, reusing your existing content
- Escape page-builder monthly fees
- Speed and defect audit included
- URLs preserved, redirects mapped to protect your rankings
- Same automated test suite as a new build
For: anyone paying rent on a site they don't control. It costs less than a Business build because your words and photos already exist — the rebuild skips copywriting and discovery, not quality.
Ongoing care
Most clients choose this
Care plan — $45/month
The going rate for a website care plan is $95–195 a month — and most of those don't spell out what you get. Mine is $45, hosting included, and the scope is in writing, right here.
- Hosting included — fast, with SSL
- Two batches of content & photo edits a month — just email them in
- Uptime monitoring with real alerting
- Backups you can download anytime + security updates
- Domain renewals handled (registration fees billed at cost)
- New pages or features quoted separately as small flat jobs
- Cancel anytime — you keep the site, the code, and a copy of everything
The math
Three years, side by side.
Typical agency deal
$7,600+
$6,000 build + $45/month platform fee, forever — and that $45 buys hosting rent only, no updates. You can't edit your own site, and if you stop paying, it disappears. (This is a real local example; care plans that include actual updates run $95–195/month around here.)
My equivalent
$4,520
$2,900 build + $45/month care — hosting included, plus the monthly updates, monitoring, and backups spelled out above. Less than half the going monthly rate, and you own the site the whole time.
How it works
Four steps, no meetings required (unless you want one).
1 · Email me
Tell me what you do and what you have today (or don't have). I'll look at it and reply with a straight assessment.
2 · Flat quote
One number for the whole build. If I find problems with your current site, you get the defect list either way.
3 · Build & review
You get a private preview link and two full revision rounds — most sites only need one. Tested on real phones, not just a desktop.
4 · Handover
Site goes live on your domain. You own everything and get a plain-English guide to updating your content.
No surprises
The fine print, in plain English.
Most builds launch in two to four weeks.
Paying
A deposit gets your build on the calendar and work underway; the balance is due when your site goes live — after you've seen it working on the preview link. The flat quote is the price; there are no surprise line items.
Revisions
Two full revision rounds are included in every build. After that, changes are quoted as small flat jobs — there's no open-ended hourly meter, in either direction.
What's included — and not
I'll shape and polish the words and photos you give me. Copywriting from scratch and professional photography aren't included — bring your own or I'll source licensed stock at cost. Extra pages beyond your package are quoted as small flat jobs.
Handover & warranty
Every build ends with a written handover: the code repository transferred to your name, the domain in your registrar account, and a plain-English guide any developer could follow. Anything broken in the first 30 days after launch, I fix free — care plan or not.
Beyond brochure sites
Need more than pages and a contact form?
Members-only areas, interactive maps, event systems, publishing workflows — that's the statewide club platform on my Work page, which I designed, built, and still operate. Projects like that don't fit a package, and I won't pretend they do: email me what you're trying to run and I'll write you a custom proposal.
Got an agency quote sitting in your inbox?
Forward it to me. I'll tell you what I'd charge for the same thing — usually about half.
